Conservatively structured mortgage loans represent a stable investment. Joint solutions between banks and investment funds are increasingly widespread in response to stricter regulatory environments.
We entered an exclusive agreement with Credit Suisse (Schweiz) AG in 2022 for the financing of senior-secured and mainly long-term Swiss residential mortgage loans.
The newly created and jointly managed Swiss mortgage fund provides investors with unique access to carefully selected and monitored mortgage loans to established corporate and individual borrowers across Switzerland.
The strategy is designed to deliver attractive, risk-adjusted and stable returns with low volatility, focusing on income-producing real estate loans with good credit metrics that meet bank underwriting standards.
The loans are sourced exclusively by Credit Suisse (Schweiz) AG; as the fund manager, Patrimonium
performs detailed credit analysis and carefully selects investments. In general, Patrimonium focuses
on senior secured residential mortgage loans in Switzerland with a loan-to-value ratio of 50-70%
(max. 75%) and a mortgage volume of CHF 5m to CHF 15m (max. 5% of the fund volume).
