At the end of 2020, the Swiss Healthcare Real Estate investment group acquired a plot of land in Orbe (VD) together with a new construction project to build 80 retirement flats and a medical centre. Work on the construction project has already begun and is expected to be completed in March 2023. The project will be delivered turnkey by Orllati Real Estate SA. The construction company CSC construzioni SA, Lausanne branch, has been entrusted with the construction work. It is located on a well-developed site in the rapidly growing Moulin district.
The new development consists of two interconnected buildings and includes 80 retirement appartments on the upper floors and several medical-use spaces on the ground floors, as well as an underground garage with 96 car and 5 motorbike spaces. The total lettable area is around 6’800 m2. The buildings are SEED-certified and thus meet sustainability requirements. The SEED Next-Generation Living certification was developed by the Swiss Sustainable Neighbourhood Association based on the One Planet Living (OPL) approach, Bioregional and WWF International.
The retirement flats (26×1.5 rooms, 39×2.5 rooms and 15×3.5 rooms) will be managed by SwissEvolife SA as the operating company. A long-term and indexed rental contract for 20 years was concluded with the operator. For the space used for medical purposes, long-term leases have been signed with specialised players from the healthcare sector: the Fondation Saphir for the management of an Alzheimer’s residential community and a temporary reception centre, the Etablissements Hospitalièrs du Nord Vaudois (EhNV) for a medical permanence, the ASPMAD du Nord Vaudois (CMS) and doctors in several practices, including an osteopathy and physiotherapy practice. The investment volume amounts to around CHF 37 million.
