In the summer of 2023, TrustStone real estate SICAV (or the “SICAV”) completed a contribution in kind transaction with a qualified investor for a 12-apartment building and 3 shopping arcades located at Rue Voltaire 22 in Geneva.
The contribution will increase the SICAV’s total assets by around CHF 9 million (+8%) and further diversify the portfolio geographically, with a 1st property in the canton of Geneva.
The property has potential for improvement, which will be realized through renovations in line with tenant turnover.
Contributions in kind: numerous advantages for private property owners
Increasingly stringent regulations, e.g. on sustainability and environmental protection, require more and more technical knowledge and investment on the part of property owners – often beyond the resources of private landlords.
By making an in-kind contribution to the TrustStone real estate SICAV, property owners exchange their real estate for shares in the SICAV (and a cash share, depending on the situation and requirements). In this way, they continue to be invested in real estate, but are freed from the administrative, technical and legal constraints associated with direct ownership.
