Half-yearly report – Growth in H1 at 30 June 2018

The Patrimonium Investment Foundation continued to grow over the last six months. The Investment Foundation’s fixed assets increased by CHF 47 million to CHF 665 million, and the number of investors rose to 101.

The fixed assets of the Swiss Residential Properties investment group increased during the period, following the acquisition of a residential property in Pratteln, Basel. Investments in ongoing projects were up CHF 11 million to CHF 504 million. To optimise the portfolio, the residential property in Lyssach, Bern, was sold on 1 July 2018, at a higher price than the last valuation. During the period, the investment group also secured a new construction project for 124 apartments in the city of Basel – construction is expected to start in the coming months. This transaction, together with the other construction, rooftop extension and development projects, will increase the portfolio value to over CHF 600 million.

On 30 June 2018, the portfolio consisted of 44 properties and three new construction projects, with 80% of the properties residential, 9% mixed and 11% purely commercial. Overall, 54% are located in French-speaking Switzerland and the Lake Geneva area, 37% in German-speaking Switzerland and 9% in southern Switzerland.

In the reporting period, the fixed assets of the Swiss Healthcare Properties investment group increased by CHF 36 million to CHF 151 million. This followed the investment in the redesign of the Weyergut care home in Wabern-Köniz, Bern, and the purchase of the Seeklinik Brunnen clinic in Ingenbohl-Brunnen, Schwyz. In August 2018, planning permission was obtained for the new construction project in Crissier, Vaud, and the acquisition was completed. A total of 105 sheltered housing units for the elderly will be built. The investment group secured this project in March 2018. With these new construction projects, the portfolio grew to over CHF 200 million.
